Looking for property for sale in Limón? The province covers a lot of ground — Caribbean coast to inland agricultural zones — and what’s available reflects that. If you’re looking at property in Limón, you’re not the only one. The Caribbean side of Costa Rica has picked up real interest over the last several years — buyers coming for the beaches, the price gap compared to the Pacific coast, and a pace of life that’s genuinely different from San Jose or Guanacaste.

Whether you’re looking for a vacation home, a rental, or raw land to build on, the answers below should give you a clearer picture before you start making calls.

What does property in Limon actually cost?

Depends on where and what. Land starts around $30,000. Houses generally run $120,000–$400,000. Beachfront in Puerto Viejo is a different market entirely — $500,000 and up, sometimes well up, because demand there has been real for years.

It’s getting more traction than it used to. Prices are still lower than Guanacaste, the South Caribbean gets consistent tourism, and there’s appreciation potential in areas that haven’t fully priced in yet. Nothing is guaranteed, but the fundamentals aren’t bad.

Yes, same rights as locals. Full ownership of titled land. Costa Rica is one of the more foreigner-friendly countries in Latin America for this — no restrictions on what you can own.

More variety than people expect: beachfront homes, jungle lots, residential parcels in town, commercial spaces, vacation rentals already generating income. The mix shifts depending on the area — Puerto Viejo leans tourist-oriented, inland towns like Siquirres and Guápiles are more agricultural and residential.

Step back from the coast. Guápiles and Siquirres are meaningfully cheaper than anything near the beach, and both have solid infrastructure and road access to San José. Less scenery, better price per meter.

In Puerto Viejo and Cahuita, the tourist traffic is consistent enough that rental income is real — not hypothetical. You pay more to get in, and good listings move. If the numbers work, they tend to hold.

Puerto Viejo if you’re thinking tourism investment. Cahuita if you want something quieter and smaller-scale. Playa Chiquita sits between the two in feel and price. Limón Centro makes more sense if port access or city proximity matters to your plans.

In tourist areas, generally yes. That said: use a local attorney, get the title verified independently, and don’t let anyone rush you through due diligence. That advice applies anywhere in Costa Rica, not just Limon.

Bank loans for foreigners are limited and often not worth the hassle. Owner financing is common here — terms get negotiated directly with the seller, which can actually give you more flexibility than a bank would.

You need a valid passport, a purchase agreement, independent title verification, and registration through a notary public. A local real estate attorney handles most of this. Their fee is not the place to cut corners.
